Mutual Exchange

A mutual exchange is a property swap between two or more secure tenants.

You can usually be allowed to swap your home with a tenant who lives in Sandwell, a tenant from another council or a housing association tenant.

Housing Association Tenants will have a different type of tenancy known as an assured shorthold tenancy with different rights to a secure or introductory council tenancy, However, when exchanging as a secure Tenant of Sandwell Homes the RSL would grant an Assured Tenancy.

A Secure Tenant has more rights than a standard tenant. You become a 'secure tenant' after 12 months. Its basically a probationary period when you are a non secure tenant.

You cannot swap without permission of the landlord. We will let you know within six weeks if the exchange has been agreed. If it is refused we will tell you the reason why.
